Sunbelt Business Brokers is a legitimate, long-running network of local business brokers, and it is a reasonable choice if you want a broker you can meet in person. Baton is the better fit if you want a published fee (6% at close, no retainer), a free valuation before you commit, and buyers from well beyond one local office.

This comparison is for owners of Main Street and lower-middle-market businesses, roughly $500K to $10M in value, who are choosing between a traditional broker and Baton. We compare cost, process, buyer reach, and timing, and we say plainly where Sunbelt is the better call.

What Sunbelt Business Brokers is

  • Founded: Charleston, South Carolina, in the late 1970s. Sunbelt began licensing offices under its name in the 1990s.

  • Structure: a franchise network. Each office is independently owned and run by a local owner, so fees, process, and service vary by office.

  • Size: about 250 franchised offices and more than 1,500 brokers, according to Sunbelt.

  • Pricing: not published. Each office sets its own fees and tells you after it learns about your business.

  • Recognition: #2 on Axial’s 2025 Top 25 Lower Middle Market Business Brokers list and #4 on its first-half 2026 list.

Where the difference shows up

The fee is the biggest gap. A Sunbelt office’s own guide to broker fees says brokers usually charge 10% to 20% of the sale price, with Main Street minimums of $10,000 to $20,000. On a $1.5 million sale, Baton’s 6% success fee is $90,000. At 10%, the low end of that range, the same sale costs $150,000. That is $60,000 more, before any minimum or retainer. Get a written fee quote from any broker before you sign so you can run the math on your own number.

The second difference is reach. With Sunbelt, how widely your business is marketed depends on your office and your broker. Baton lists your business on its own marketplace and on major business-for-sale sites, and reaches out directly to competitors and acquirers that fit, so local buyers are only part of the pool.

The third is commitment. Baton’s Seller Plan is a three-month exclusive, then month to month, and you can cancel any time after that. Broker listing agreements are set office by office and often include a tail period, during which you may still owe a commission if a buyer the broker introduced closes later. Read that clause before you sign.

Which should you use?

Choose Sunbelt if you want a broker you can meet face to face, your local office has a strong record selling businesses like yours, or you are selling outside the U.S., where Sunbelt has offices and Baton does not yet operate.

Choose Baton if you want to know your fee up front, keep more of the sale price, get a free valuation before you commit, and reach buyers beyond your local market. Baton focuses on businesses worth $500K to $100M, and its Seller Plan requires at least $100K in annual profit.

FAQ

Is Sunbelt Business Brokers legit? Yes. Sunbelt has operated since the late 1970s and is one of the largest business brokerage networks, with about 250 independently owned offices. Because each office is run by a local owner, experience and service vary, so vet the specific broker you would work with.

How much does Sunbelt charge to sell a business? Sunbelt does not publish seller pricing, and each office sets its own fees. Broker commissions commonly run 10% or more of the sale price, often with a minimum. Ask the office for a written quote that includes any minimum, retainer, and tail period.

Does Sunbelt charge an upfront fee? It depends on the office. Sunbelt Atlanta, for example, says it takes no upfront fee and is paid only when you are. Confirm with your office in writing. Baton charges no retainer on its Seller Plan.

What are the best Sunbelt alternatives? For Main Street and lower-middle-market owners who want advisory support at a lower fee, Baton. For a broader look at what brokers charge, see our guide to business broker commissions.

Can I switch from Sunbelt to Baton? Yes, once your listing agreement allows it. Check the end of your exclusive term and the tail clause, since you may still owe Sunbelt a commission if a buyer it introduced closes later.
